Looks some work has been done on a Tri-state Checkbox in the past, although maybe currently out of date.

Yes, something like that would be perfect.

I want to implement the ability to change the properties of multiple documets at once. I need one state to show that they have different states.
'checked', 'unchecked', 'unknown'
Disabled doesn't work because they must have the possibility to change that.

I build the form I'm using dynamically in code behind.
